There are many times when trying to sell your home the traditional way simply will not cut it for your situation.
When you are facing problems such as:
· Pending foreclosure
· Bankruptcy
· Divorce
· Job Transfer
· Inheritance
· Property Tax Bills
· Your issue here
You may find that trying to list with a Real Estate agent and or selling your house For Sale By Owner "FSBO" is not in the cards for you. As a seller you are typically responsible for paying the commission to a Real Estate agent. What do you do if you have no or little equity, can you afford to pay the agents 6% out of your pocket? Taking calls and showing your house as a FSBO takes a lot of effort and time. You may find the stress of dealing with HAVING to sell your home coupled with showing it, taking calls, trying to deal with paperwork and the like simply too much.
At some point you have likely seen the "We buy houses" commercials or seen the "We pay cash for houses" signs on the side of the road. You may not have paid much attention, or you may have actually given these some thought. Generally a Real Estate Investor sits behind the number on these signs, and what they have to offer may be just what you need.
A good Real Estate Investor has an arsenal of strategies for buying houses. To provide a living, a good investor becomes first and foremost a professional problem solver. When buying houses almost every situation is slightly unique and the truly successful investors are and can be some of the most creative individuals you may ever meet. One thing you must know is that buying and selling houses is how the investor makes his/her living, so there must be some upside for them as well. Do not expect an investor to offer you the full retail price of your home if you are looking for an all cash offer, because that simply will not happen. The investor has to know how they plan to exit the property when they buy it, so that requires either some equity or some other value.
This does not mean that you as the home seller come out the loser in the transaction; remember the Real Estate Investor is a professional problem solver. To be a successful transaction, both the seller and the buyer need to walk away with value. As the seller, this can be your problem property is no longer yours, the investor is taking over payments, or you received a quick cash settlement and can move on with your life, the list goes on.
When you have to sell or move on a professional Real Estate investor may be the answer you were looking for. Do not be afraid to call on the "We buy Houses" or "sell your home quick" signs or commercials. When you find a true professional on the other end, you may just find a solution to your problem you did not expect.
